Terms of Service

Arcoute is a marketplace tool for student rentals and long-stay local housing. These terms govern account use, listing submission, applications, messages, viewings, and related workflows.

Accounts

Users must provide accurate account information. Tenants may apply for listings and manage stay-related workflows. Hosts may list places only when they own, manage, lease, or are authorized to represent the property.

Listings

Hosts must submit accurate pricing, availability, address, photos, house rules, deposit terms, and verification information. Arcoute may review, reject, archive, or remove listings that appear misleading, unsafe, unauthorized, duplicate, or outdated.

Applications And Viewings

Applications are not lease approvals. Hosts are responsible for fair review and accurate communication. Tenants are responsible for truthful application information and attending scheduled viewings or promptly rescheduling.

Payments

Arcoute currently displays rent and estimated move-in costs. Payment collection is not active in this release. Tenants and hosts must confirm rent, deposits, utilities, and other fees before committing to a stay.

Verification

Verification badges indicate Arcoute review of available records. Verification does not remove the need for tenants and hosts to perform reasonable checks before entering a rental arrangement.

Acceptable Use

Do not upload fake documents, misrepresent property authority, send abusive messages, scrape private data, bypass role permissions, or use Arcoute for unlawful activity.

Changes

Arcoute may update these terms as the marketplace adds payments, verification, admin review, or expanded real-estate workflows.
